Church Farm, Latton, Nr Cirencester

Church Farm, Latton comprised a redundant farmstead on a 6.6 acre site. Despite being on the settlements edge and opposite a Grade I listed church, the site was officially outside the settlement boundary, designated as open countryside and had seemingly limited planning prospects. A two stage planning strategy was adopted whereby the first stage was to secure consent to convert the derelict brick barns to form three residential units under permitted development rights. Once the principle of residential development was established, a separate application was submitted for an additional four large dwellings with paddock land which was approved. The site was then openly marketed and sold for £1.009m.
